In 1991 the Voluntary Residential Inspection program started as a cooperative effort between the Gainesville Apartment Association and the three major law enforcement agencies in the county; the University of Florida Police Department, the Gainesville Police Department, and the Alachua County Sheriff’s Office. Under the program, an apartment complex manager can request an inspection by telephone or mail. Specially trained law enforcement officers are assigned to conduct the inspection using standards cooperatively developed by the aforementioned law enforcement agencies, the Gainesville Apartment Association, the University of Florida Sudent Government, and the University of Florida. Upon successful completion of the inspection, a certificate, valid for two years is issued to the complex.
The program is intended to provide prospective renters with information on rental properties that have voluntarily agreed to adhere to a basic set of community safety guidelines. They are considered minimum standards and are written to encourage voluntary compliance. The standards include proper posting of complex address, lighting, and landscaping. In short, this program benefits the potential renter as well as the property owner. Upon receipt of an inspection request, the University of Florida Police Department’s Community Services Division will coordinate an inspection along with the Gainesville Police Department and the Alachua County Sheriff’s Office. The property owner will then be contacted to schedule both a day and evening period to conduct the inspection. The inspector randomly selects one example of each floor plan to be examined. No occupied properties will be inspected without the written consent and/or presence of the occupant.
